Luxury Buyer & Seller Moving Guide to the Suncoast
If you're thinking about moving to Sarasota, Longboat Key, or another sought-after community along Florida's Suncoast, there is more to consider than finding a beautiful home or putting out a "For Sale" sign.
In the luxury real estate market, preparation can make a meaningful difference.
For buyers, the right property needs to deliver more than impressive finishes. Location, lifestyle, condition, insurance, maintenance and long-term desirability all deserve consideration.
For sellers, presenting a luxury home properly—from preparation and pricing to photography and marketing—can help attract the right buyers and position the property for the strongest possible result.
Having lived on Longboat Key for more than two decades and worked extensively in Sarasota-area real estate, I've seen how important it is to look beyond the obvious.
Whether you're buying or selling luxury real estate in Sarasota, here are some things to consider before making your next move.
Buying Luxury Real Estate in Sarasota: Start with Your Lifestyle
One of the best things about Sarasota and the Suncoast is the variety of lifestyles available.
You might want a waterfront estate with a private dock. Perhaps a condominium near the beach is more appealing. Maybe you want to be close to downtown Sarasota's restaurants, galleries and performing arts, or you prefer the privacy and space of a residential community farther inland.
The first question shouldn't necessarily be:
"What house do I want?"
It should be:
"How do I want to live?"
Sarasota, Longboat Key, Lido Key, Bird Key, Siesta Key, Casey Key and the surrounding communities each offer a distinctive experience.
I wrote more about the differences between Sarasota's Keys in The Key to the Ultimate Florida Lifestyle, including why Longboat Key has become such a special place to call home.
Look Beyond the Luxury Finishes
A luxury home can make a spectacular first impression. But when you're making a significant investment, it's important to look beyond the kitchen, marble countertops and beautiful furnishings.
Consider the qualities that cannot easily be changed.
Location
You can renovate a kitchen. You can redesign a bathroom. You can't move the property.
Water views, Gulf access, privacy, proximity to the beach, boating, dining and cultural attractions can all contribute to a property's long-term desirability.
Quality
Look at construction, architecture, craftsmanship, materials and how the home interacts with its surroundings. Luxury isn't necessarily about having the biggest house or the most expensive finishes. It's about quality, design and how beautifully the property lives.
I recently explored this topic in What Makes a Luxury Home a Smart Long-Term Investment.
Ownership Costs
The purchase price is only part of the equation.
Luxury buyers should also understand potential costs associated with:
Homeowners insurance
Flood insurance
Property taxes
HOA or condominium fees
Pool and landscaping maintenance
Roof and mechanical systems
Waterfront maintenance
Seawalls and docks
Future assessments or capital improvements
These considerations can be especially important for waterfront and condominium properties.
The goal isn't to eliminate every potential concern. It's to understand what you're purchasing before you commit.
For Sellers: Preparing a Sarasota Luxury Home for Sale
If you're selling a luxury home in Sarasota or Longboat Key, preparation should begin well before the property hits the market.
Today's luxury buyer is often looking for a home that feels finished, polished and ready to enjoy. That doesn't mean every home needs a complete renovation. In fact, spending money simply for the sake of renovating can be counterproductive.
The better question is:
Which improvements are most likely to make a difference to today's buyer?
That might mean refreshing landscaping, addressing deferred maintenance, updating selected finishes, editing furnishings or simply presenting the home's best architectural and lifestyle features more effectively.
My experience as a licensed interior designer and my background in luxury home design and construction allow me to look at a property from both the real estate and design perspectives.
Should You Sell Your Sarasota Home "As-Is"?
This is a question I hear frequently. Selling "as-is" can make sense in certain circumstances—but it shouldn't automatically mean doing nothing before listing.
In the luxury market, buyers can be particularly selective. A property that requires substantial work may attract a very different buyer than a beautifully prepared, move-in-ready residence.
I've written more about this in Selling Luxury "As-Is" Now?, including how sellers can evaluate whether strategic improvements may make more sense than simply accepting a property's existing condition.
The right answer depends on the property, the neighborhood, the likely buyer and the seller's goals.
Luxury real estate isn't always easy to compare.
Pricing a Luxury Home Requires More Than Looking at the House Next Door
Two homes with similar square footage can have dramatically different values because of:
Waterfront location and type of water access
Views
Lot size and orientation
Privacy
Dockage and boating access
Architectural design
Renovation quality
Construction
Outdoor living spaces
Community amenities
Proximity to beaches and cultural attractions
That's why pricing a luxury property requires a detailed understanding of the competitive market—not simply an online estimate or a comparison with the nearest listing.
The objective is to position the property, so buyers recognize its value.
Presentation Matters in Sarasota Luxury Real Estate
Before a buyer ever walks through your front door, they may have already formed an impression from your property's online presentation.
Professional photography matters.
So does the way the home is described, staged and marketed.
But great presentation begins before the photographer arrives.
Decluttering, editing furnishings, completing repairs, improving curb appeal and highlighting the home's most compelling features can all contribute to creating the right first impression.
Luxury buyers aren't simply buying square footage.
They're buying a lifestyle.
Your marketing should make that lifestyle easy to envision.
Don't Forget the Practical Side of Moving
While the emotional part of moving often gets attention. Logistics deserve just as much.
If you're downsizing, relocating to Sarasota, purchasing a second home or selling a longtime residence, start thinking early about:
What you're taking with you
What you're selling or donating
Furniture that won't work in your next home
Artwork and valuable collections
Items that will remain with the property
Storage
Moving timelines
Closing dates
Temporary housing, if necessary
For buyers of second homes or seasonal residences, there are additional considerations.
Who will manage the property while you're away?
Who handles the landscaping and pool?
What is the plan for storm preparation?
How will routine maintenance be handled?
The answers can make a significant difference in how enjoyable your ownership experience becomes.
Buying and Selling at the Same Time
For many Sarasota-area homeowners, the next move involves selling one property while purchasing another. That requires coordination.
Before beginning the process, consider whether you need the proceeds from your sale to purchase your next home, whether you can temporarily own two properties and what will happen if your sale and purchase don't close on exactly the same schedule.
A carefully developed strategy can give you more flexibility and help minimize surprises.
Your Sarasota Seller's Checklist
If you're thinking about selling your Sarasota or Suncoast home, I've created a Seller's Checklist to help you think through the process from start to finish.
It is designed to help homeowners consider the many details involved in preparing a property for market and can be a valuable starting point before you begin making decisions about repairs, updates, presentation and timing.

And you don't have to wait until you're ready to list to start planning. In fact, some of the best results come from beginning the conversation months before the move.
Why Local Knowledge Matters When Buying or Selling Luxury Real Estate
Sarasota and the Suncoast aren't one single real estate market.
Longboat Key is different from downtown Sarasota. Bird Key is different from Siesta Key. A Gulf-front condominium presents different considerations from a private waterfront estate. The right property for one buyer may be completely wrong for another. That's why local knowledge matters.
I've called Longboat Key home for more than two decades, and my background in interior design, luxury home design and construction gives me another perspective when helping clients evaluate properties and prepare homes for sale.
My goal isn't simply to help you complete a transaction. It's to help you make an informed decision about your next chapter on the Suncoast.
Thinking About Your Next Move?
Whether you're considering buying a luxury home in Sarasota, selling a Longboat Key property, relocating to the Suncoast or simply wondering what your home may be worth, I'd be happy to have a conversation.
Sometimes the best time to begin planning a move is long before you're ready to make it.
